Saint Louis Residencial was the first subdivision registered in southern Rio de Janeiro State under Law 4,591/64 and Article 1,358-A of the Civil Code—a project that required the development of a new legal framework, as there was no precedent in the region.
Unlike a typical housing development, there is no need to set aside land (on average, 35%) for roads and municipal public facilities. The entire internal area remains private, belonging to the homeowners themselves—providing greater autonomy in management, security, and access control.
The development was registered with a separate trust fund —the legal guarantee provided for in Article 1,358-A of the Civil Code and Article 31-A of Law 4,591/64—which separates the developer’s assets from those of the development itself. It is this separate trust fund, and not a mortgage, that protects the buyer in lot-based condominiums.
Once registration was complete, the development was successfully marketed—all 185 lots found buyers, thanks to the legal certainty provided by a project that had been properly registered from the start.
