Land Subdivision: How It Works and When It's Possible

Subdivision involves dividing a large tract of land into smaller lots ready for construction, making use of existing streets—without creating new ones. If it involves creating a new street, it is considered a land development, not a subdivision.

When it is possible

It depends on the municipality. Each city has a minimum size requirement for subdividing property—always check local laws before making any plans.

Only a professional licensed by CREA can measure and appraise the lot. From there, he or she prepares the site plan and descriptive report required for registration.
