How do you correct a property area at the Real Estate Registry Office?

Does the area of your property listed on the title not match the actual area? You can correct it right at the registry office.

Discrepancies in square footage, outdated property records, and old measurement errors—all of these can be corrected without the need for legal proceedings, directly through the Real Estate Registry Office.

When it is possible to correct

The registrar may correct the area, either on his or her own initiative (if he or she identifies an error) or upon request—in cases of transcription errors, updates to adjacent property owners, or changes resulting from a simple recalculation of the measurements already on record.

When the actual square footage changes

If the correction involves an actual change in area, a site plan and descriptive report signed by a professional licensed by CREA are required, along with the signatures of the adjacent property owners—and, in most cases, approval from City Hall.

A property with the correct area listed on the title deed is a property that is ready to be sold, financed, or included in an estate inventory without any obstacles.
